2 scheduled visits per year (Spring + Fall)

Included Services Per Visit:

  • Replace HVAC air filters

  • Test smoke & carbon monoxide detectors & replace batteries as needed

  • Visual inspection of HVAC system (visible components)

  • Visual inspection of plumbing fixtures for leaks or corrosion

  • Light fixtures and switches for proper function

  • Electrical outlets for GFCI reset

  • Doors & windows for alignment and locking

  • Tighten loose door knobs, handles, and hardware

  • Inspection of visible attic and crawlspace for leaks or pests

  • Inspect and winterize hose bibs

  • General “Home Health Check” report emailed after each visit

  • Lubricate garage door track and hinges

  • Inspect doors & windows for weatherstripping wear and latch alignment

  • Replace refrigerator water filter as needed (customer-supplied)

  • Inspect all interior lighting & fixtures

  • Check water heater for leaks, rust, or pilot status

  • Test main water shut-off valve

  • Tighten cabinet pulls, towel bars, and light switch plates

  • Comprehensive digital maintenance report with photos

  • Yearly appliance performance test (refrigerator, dishwasher, washer/dryer)

  • Dryer vent inspection (light vacuum cleaning included)

  • HVAC condensate drain line flush (once/year)

  • Discounted hourly rate for additional handyman work (10% off)

Extra Visits & Member Rates
Members can request extra service visits anytime for additional needs such as small repairs, adjustments, or troubleshooting.
Member-Only Rates:
  • Extra Visit (First Hour): $75 flat (includes travel & first hour of labor)
  • Each Additional Hour: $65/hour
  • After-Hours / Emergency Calls: $125 first hour, then $85/hour
  • Materials & Parts: Billed at cost + 10% handling
SKĀL Construction Group reserves the right to adjust pricing for licensed trade work (HVAC, plumbing, or electrical) when subcontractor assistance is required.
The monthly membership rate applies to homes up to 3,500 sq ft.
For homes exceeding this size, an additional fee of $0.02 per sq ft per month will be added to the subscription.
Final pricing will be calculated based on the total heated/cooled living square footage of the property.
